Policies

Smoking

All of our properties are smoke and vape-free. We charge a $900 minimum fee to any guest who smokes or vapes in a suite.

Do you allow pets?

No, we do not accept pets.

Pricing and Discounts

The rates seem to low. Are they too good to be true?

We love this question because we get to delight the asked by explaining that yes, our rates really are much lower than the other local options. We can do this because of several reasons:

We ask that all bookings have a paid deposit, so we do not have no-shows have to be re-absorbed.
We are a locally owned business that can cut costs dramatically by strategic buying and leveraging and operating lean.
Our guests respect our suites and we rarely have damage.
Yes, the pictures on this website are truly the pictures of the suites! We pride ourselves in having beautiful and affordable accommodations.

What’s included in the rate?

One of the best suites in Provo!
All utilities including Netflix and highspeed internet.
Weekly linen service

Suites are stocked with linens, household items and dishes. Check out each suite's page to find outspecifics about what's included.

What’s the tax rate?

Lodging taxes are 13.32% but do not apply to stays of over 30 nights.

Are there any other additional fees?

Other than the taxes and the cleaning fees, there are no other charges. You may opt to add additional services for a fee.

What is the cleaning fee/set-up fee for? Hotels don't charge a cleaning fee!

ALL first nights are charged a set-up fee ($50-90) no matter the length of stay. Hotels factor these costs into their overall rate and typically their guests stay only one or two nights. We want to reward long-term guests by having low nightly rates. This is how we ensure our costs are covered when guests only stay a few nights. Please note that if we must move you to a different suite because of a black-out, you will not pay an additional fee. If you opt to move between suites of your own free will, you will be charged an additional cleaning fee for each move.

What type of discounts do you offer?

The lowest price for our beautiful units ANYWHERE is on our website. You can book with confidence! Our pricing is upfront and applies to everyone. You can be assured that we are offering you the lowest price possible. We do have weekly and monthly rates.

We’re sorry, but since our rates are already so low, we do not offer AAA, military or other discounts. We do work with Government Rates depending on the suite and the per diem. No discounts for booking multiple suites for the same dates.

Reservation

Where is your office located? Can I come to see you at your front desk?

Because we have properties all over Provo, we don't have a 24/7 desk. You can call or email us. Current guests have 24/7 access to the manager in the case of an emergency.

Do you offer tours?

Our guests' privacy is very important to us. We do not give tours of occupied suites. We're sorry that this may be an inconvenience, but rest assured when you stay with us, we'll protect your privacy as well. You may request a tour ofa suite when it is cleaned after a reservation ends. Please call us to arrange this.

Can I temporarily hold the room while I confirm with my wife/husband/friend/boss?

We do not hold rooms. All rooms are booked on a first-come, first-served basis. If you call us, we can give you a better idea of the demand for the room during the time period you are interested in booking. This will help you determine if you can wait to book or if you should book immediately.

Are your suites kid-friendly?

YES! We love kids! Check out our suite listing pages and watch for the kid-friendliness rating.

What if I need to stay long-term? Do you offer long-term rates?

Yes, we offer a monthly tax-free rate for guests staying over 30+ nights. See our POLICIES AND HOUSE RULES page to learn more about long-term stay expectations.

Do you have a minimum night stay?

Yes-generally our minimum is 30 nights, however within a week or so of a date, we can waive this requirement. We can also waive the 3 night requirement when a reservation is made up next to another reservation in the future. (For example, if a suite is booked on the 15th-18th of a future month by another guest already, another guest may book just the night of the 14th.)

There is a 5 night minimum stay during 4th of July, BYU Education Week, Thanksgiving, Christmas and New Years.

Do you have any other booking restrictions?

Reservations may not end or begin on Easter, Thanksgiving Day, Christmas Day, Christmas Eveor 4th of July.

Housekeeping

8+ Nights

We are proud to offer weekly linen service to guests staying 8+ nights. Linen service includes bed, bath and kitchen linens.

Extended Housekeeping

If a guest would like a more hotel-like experience, extended housekeeping service may be added at any time. This includes a full clean of the entire suite during a guest stay. Rates will depend on the size of suite.

Amenities Provided

All Aspenwood Manor suites include:

Flat-screen HDTVs with Blu-ray and free Netflix
Free wireless and wired high-speed internet provided by Google Fiber
Hairdryer, iron/ironing board
Free parking
Laundry either in the suite or in the building
Basic kitchen appliances, dishes and silverware
Bed, bath and kitchen linens

Aspenwood Manor DOES provide:

Laundry detergent in coin-operated laundriesDishwasherdetergent
Dishwasher detergent

Aspenwood Manor does NOT provide:

Consumables such as coffee filters and disposable plates/utensils
Full-sized shampoos/conditioners
Laundry detergent for the suite with in-suite washer/dryers

For Long Term Stays:

For stays longer than 30+ nights in our long-term satellite properties, we provide basic starter supplies such as toilet paper, dishwasher detergent, etc. Guests are responsible for replenishing these starter supplies as needed. For more information about long-term stays, please reach out.

Payments and Cancellations

What is the deposit?

The deposit is charged when you first make the booking. The amount depends on your length of stay and goes towards your total bill.

Less than a 10 day reservation: $200
More than a 10 day reservation: $500

What is your cancellation policy?

Our policy is subject to change, and when you book, you will be given the opportunity to review our cancellation policy before making the reservation firm.

Cancel more than 30 days before a reservation = Full refund except for non-refundable$200/500 booking deposit. If we can rebook your suite(s), a full or partial refund will be made less a processing fee.
Cancel less than 30 days before a reservation = No refund.

Booking Online

Is an online reservation safe?

COMPLETELY. After you enter your reservation, it is reviewed by the head manager before your card is even charged. If you qualify for additional discounts that the website did not give you (weekly rate, etc.), the manager will add this for you. We have our online reservation system to facilitate easy bookings and to allow guests to check rates in real-time. We encourage you to use the system, but please don't hesitate to call if you have ANY questions!

What if I have a credit or? How do I add that to an online stay?

If you wish to use a gift certificate or credit, simply call us. We'd be happy to make the reservation for you over the phone.

Check-in/Check-out

Check-in Time

Our check in is anytime after 6pm. Early check in is 3pm for $15.

Unlike a hotel that can check guests in as they arrive into any open and available room, we commit specific suites. Sometimes our suites take many hours to clean. The early check in fee allows us to move normally efficient staffing arrangements to make sure that we can prioritize YOUR suite.

How do I check-in?

All of our suites are self check-in. Before your arrival, you'll get a secure entry code.

Check out time

11am. Additional late check out hours can be added for $25/hour. Late check out may not be available. Please contact us to arrange late check out.

Do you have luggage services?

With at least 24 hours notice, we can arrange for you to drop off luggage in our locked event room (if available that day).
We're sorry but we do not have a secure place to store luggage before check-in or after check-out.

Parking and Transportation

Where do I park?

Each property has it's own parking details. However ALL of our parking is free. You'll get more parking details pertaining to your suite in your check-in email.

Can I plug in my electric car?

Electric cars may not plug into our exterior outlets without permission. Fees will apply.

May I store my bike?

Provo is very bikeable! Bikes may NOT be stored in the suite without special permission. If you plan on bringing a bike, please reach out to us for recommendations on where to park it. We will cut locks if bikes are attached to unauthorized structures.

Do you offer shuttle services?

No, but check out or TRANSPORTATION page to learn more about public and private transit options.

Wifi/Internet

What is your internet/wifi service like?

We have Google Fiber Optic internet at all of our properties. You shouldn't have an issue with speed.
We also have ethernet ports in every suite for a direct connection.

Extra Services

What are the add-ons?

Guests may opt for full housekeeping (deep cleaning) mid-stay for an additional fee.
Coin operated laundry accepts quarters.
Extra guests may be added during the stay for an additional charge.

Our Properties

Who owns these properties?

Aspenwood Manor owns and operates most of the suites you see on our site. However some suites are owned by investors with Aspenwood Manor operating as the managing partner. You won't know the difference though because we treat all our guests and all our properties the same.
